Important Things to Note • Help protect wildlife by never leaving trash outside and taking your trash to the dumpsters at the North Gate daily. • Find a first-aid kit and a fire extinguisher under the kitchen sink. • Keep cool in summer by monitoring your thermostat. Due to changing temperatures overnight, heat pumps may freeze if thermostats are set below 73°. If this happens, the unit will need to thaw before cooling the home again. Rules & Regulations 1. Be careful when driving in the resort — do not speed or run stop signs. Laser and license plate detection may lead to $50+ fines with the Public Safety Office. They will not pull you over but simply forward any tickets to us which we will bill you for. 2. Do not smoke inside or on covered decks/porches at your vacation rental. Please remind any guests who smoke to properly and safely dispose of all cigarette/cigar butts. Flicking them around the property, onto the driveway, or into the woods is strictly prohibited. If there is a lingering smoke smell inside the property, a $250 fee will be charged. 3. Please respect the community noise ordinance to help create a peaceful mountain experience for your group, residents, and other guests in Big Canoe Resort. Playing loud music, shouting, talking noisily, shooting fireworks of any kind, or hosting a large party outside is not allowed. After 7:00 p.m., quiet hours begin — meaning no noise outdoors. Should you make any loud noises during quiet hours, neighbors may call security, which could lead to a $250 fine. 4. Do not move furniture at your vacation rental. 5. No Bonfires, out door fires and or fireworks outside. This incurs a $5000 fine which you will have to pay. However you may use the gas fire pit. 6. Do not wash doggies in the people’s shower/tub. 7.♨️ Hot Tub Rules (Strictly Enforced) -Use of the hot tub is voluntary and at your own risk. -By booking this property, guests agree: *Maximum occupancy: 4 persons *No glass, food, or smoking in or around the hot tub *Shower before use (no lotions, oils, fake tan, or makeup) *Swimwear required (no regular clothing) *No children under 12; minors must be supervised *Do not adjust temperature settings or add chemicals *Do not drain the hot tub Violation of these rules will result in a minimum $250 cleaning or damage fee, plus additional charges for repair, water replacement, or service calls if required. Just 1 hour north of Atlanta, Big Canoe is Georgia's premier gated mountain community. Within this beautiful resort you will find a 27 hole golf course, 8 outdoor tennis courts, 2 outdoor swimming pools, 3 lakes for fishing and boating, hiking & biking trails, and a beautiful beach at Lake Disharoon. For those with children looking for free time, there is a day camp during the summer months. The 16,000 sq ft fitness center is open all year & offers indoor tennis, racquetball, & fitness equipment. *All Big Canoe amenities are available to guests for a visitor fee. Please check the Big Canoe web-site for pricing* The cabin offers partial mountain views in the winter. During the summer you are surrounded by trees and it is quiet. The babbling creek is at the end of the property and there is trail leading to it. The parking area easily fits 4 cars.

We had an absolutely wonderful stay! Frank was an exceptional host... he went above and beyond to make sure we had everything we need and more. The cabin is very spacious, decorated beautifully and beds were very comfortable. Plenty of dishes, utensils and cookware to make dinner. We also appreciated the coffee supplies and little basket of salt, pepper and olive oil to use for cooking. The kids definitely loved having the basement to relax and play games. The view from the deck is beautiful, perfect for bird watching! The Clubhouse in Big Canoe is a great spot for dinner and very convenient. We were visiting the area with business to attend to or else I would have lived to explore some of the other amenities in Big Canoe. Next time! Would definitely stay here again! :)

Very much as described, although we didn't have pets with us it's definitely a pet friendly house. including the basement it's three levels with one of the bedrooms in the basement one on the main floor and two upstairs. that part wasn't clear on the description but worked out nicely. The bed with the children's bunk is upstairs and connected to another bedroom with a joining bathroom. I will give a warning that the bed on the main floor is extremely firm so if someone likes a very very firm bed give them that one. Frank was fantastic, messaging was very quick and overall very satisfied with our stay.

This place was great. The home was loaded with all the things needed for our stay. We were able to cook Thanksgiving Dinner with all he provided. Frank thought of everything. Even had three different options for making coffee in the morning. Frank was very responsive to our questions about the house and the accomodations. He was very understanding and helpful when I asked to add two more individuals to our original booking due to a family situation. He agreed without hesitation. I would suggest his place to anyone. Would love to visit it in the summer. It must be spectacular! Thanks again to Frank for a great stay. Loved it!

Our stay at Frank’s place was wonderful, the grownups, the kids and the dog had a great time. Plenty of space in a beautiful home in a wonderfully pretty and peaceful setting! Also, Big Canoe has so much to offer! We went hiking and also enjoyed lunch and fun at the Beach Club, we would certainly plan on staying there again!

Frank went above and beyond from the moment we booked his home for our summer vacation, leading up to our stay, during and after we checked out. The home was absolutely beautiful and perfect for our stay in our favorite N GA mountains vacation community, Big Canoe. There's so much to do inside and outside of the home in this community and surrounding area. The home couldn't be more beautiful, clean and with everything you could possibly want inside and outside to enjoy your stay. We appreciated the opportunity to bring our dog with us that loved the walking trails in the community and fenced in backyard. Even a neighbor a few doors down saw us in the driveway and inquired about how his friends could rent this home for an upcoming vacation. We enjoyed the property's Beach Club, Golf Course, hiking and renting boats at the marina (caught lots of fish, too) and went tubing nearby one day as well. Thank you so much for everything and promise we'll be back to stay, soon!

House was as advertised and checked all the boxes of what we were looking for during our stay; close to hiking trails, very dog friendly, clean, spacious, and comfortable. Frank was very easy to work with and communication was a breeze. Highly recommended.

Just 6 minute drive from Clubhouse and Big Canoe's amenities. It is a windy road so don't drive too fast. Pay attention to deer and other wildlife.
